  • Is end-of-lease pest control mandatory in Queensland?

    Whether pest control is mandatory at the end of a lease depends on your specific lease agreement. Under Queensland tenancy law, tenants must leave the property in the same condition as when they moved in (fair wear and tear excepted). If your entry condition report noted the property was pest-free, or if your lease includes a specific pest control clause, you are likely required to provide documented pest treatment at vacate.

    Many Queensland leases — particularly those including pets — explicitly require flea treatment as a condition of vacating. Some leases require a general pest inspection or treatment as a standard handover requirement.

    If you're unsure whether your lease requires it, review your tenancy agreement or contact your property manager.

  • Does the service include documentation?

    Yes — all end-of-lease pest treatments include a written service report documenting the date of treatment, the property address, the pest species treated and the products used. This documentation is suitable for submission to your property manager or real estate agent as evidence of professional pest treatment at vacate.

    Keep a copy for your records. In the event of a bond dispute where pest control is raised as an issue, a dated service certificate from a licensed pest management company is the standard evidence accepted by the Queensland Civil and Administrative Tribunal (QCAT).
