Smoke alarms are designed to detect smoke and provide early warning in the event of a fire. To do this effectively, they must be correctly installed, powered, and regularly tested.

Most smoke alarms rely on batteries that can fail without warning. Without routine testing and maintenance, alarms may not activate when needed.

The 99 People provides professional smoke alarm testing and maintenance services to help keep homes and rental properties compliant and protected.

When Should You Get Your Smoke Alarms Tested?

If you notice any of the following, it’s time to book a professional service:

  1. Alarms Not Sounding During Testing

If pressing the test button produces no sound or a weak response, the alarm may be faulty or have a depleted battery.

  2. Intermittent Beeping or Warning Lights

Regular chirping or flashing lights often indicate battery or sensor issues.

  3. Alarms Older Than 10 Years

Smoke alarms degrade over time and must be replaced once they reach the end of their service life.

  4. Recent Tenancy Change

Landlords are required to ensure alarms are tested and compliant before new leases begin.

  5. Uncertainty About Compliance

If you’re unsure whether your alarms meet current Queensland regulations, professional testing provides clarity.

  6. Scheduled Servicing Is Due

Smoke alarms should be professionally tested at least once every 12 months. Batteries should be replaced annually or whenever a low-battery warning occurs.

FAQ

Smoke Alarm Testing: Your Questions Answered

  • What type of smoke alarm should I install?

Queensland law requires photoelectric smoke alarms in all new homes and any home that has a smoke alarm replaced. Photoelectric alarms are superior to ionisation alarms because they detect smouldering fires — the type that produce large amounts of smoke before breaking into flame — significantly faster. This matters because most fatal house fires in Australia occur at night when occupants are asleep.

Under the *Fire and Emergency Services Act 1990* (as amended by the *Building Fire Safety Regulation 2008*) and Australian Standard AS 3786-2014, all Queensland homes must transition to interconnected photoelectric smoke alarms by 1 January 2027. "Interconnected" means that when one alarm activates, all alarms in the home sound simultaneously — giving occupants in every room maximum warning time.

If you're a landlord, the deadline for rental properties was 1 January 2022. If your property hasn't been upgraded yet, you may be non-compliant. The 99 People can assess and upgrade your alarms in a single visit.
  • How often should smoke alarms be tested?

Queensland Fire and Emergency Services (QFES) recommends testing your smoke alarms monthly using the test button on each alarm. This quick 30-second check confirms the alarm circuit and sounder are working, and should become a monthly habit.

Beyond the monthly self-test, professional servicing at least once a year is recommended to confirm compliance, clean internal sensors of dust and insects, check battery backup levels, and verify interconnection between alarms. For rental properties, annual professional testing is strongly recommended to maintain a documented compliance record.

As smoke alarm sensors degrade over time, all smoke alarms must be replaced every 10 years from the date of manufacture (printed on the back of the unit). The 99 People's services can include a full compliance check, sensor cleaning, battery test, and a certificate confirming your property meets Queensland legislative requirements.
  • Are smoke alarms mandatory for rental properties?

Yes — and the requirements are strict. Under Queensland's *Fire and Emergency Services Act 1990* and the associated residential tenancy regulations, landlords are legally responsible for ensuring smoke alarms are installed, tested, and compliant before each new tenancy begins and within 30 days of each tenancy renewal.

Specifically, Queensland law requires that rental properties have interconnected photoelectric smoke alarms installed on every storey of the home, in every bedroom and in hallways connecting bedrooms to the rest of the home. The deadline for all rental properties to meet this standard was 1 January 2022. Failure to comply can expose landlords to significant liability in the event of a fire.

Landlords must also ensure alarms are not older than 10 years (from the manufacture date on the back of the unit) and that all alarms are in working order at the start of each tenancy.

The 99 People provide a written compliance certificate with every rental property smoke alarm service — essential documentation for your property records.
  • Does the test button check the alarm properly?

The test button is a useful monthly habit, but it doesn't tell you everything you need to know. Pressing the test button confirms that the alarm's sounder (the speaker) and the electronic circuit are working — but it does not test the smoke detection sensor itself. This means an alarm can pass the test button check yet still fail to detect actual smoke.

Over time, the photoelectric sensing chamber inside smoke alarms can accumulate dust, insects or corrosion that interferes with detection without affecting the sounder. This is why annual professional servicing matters: a licensed technician cleans the sensing chamber, verifies sensor response, tests battery backup levels, and checks that all alarms are correctly interconnected.

Think of the monthly button test as checking your car's horn, not its engine. The 99 People's annual service is the full inspection — and comes with a certificate confirming your alarms meet Queensland compliance standards.
  • Why do smoke alarms false alarm?

Nuisance alarms are frustrating, but they're almost always caused by something fixable rather than a faulty alarm. The most common causes in Queensland homes are:

Dust and insects: the most frequent cause. Dust and small insects settle inside the sensing chamber over time and trigger false detections. An annual professional clean removes this buildup.

Low or failing battery: as the battery weakens, it produces intermittent chirping or erratic alarms. Replace the battery (or the alarm if it has a sealed 10-year battery) immediately.

Incorrect placement: alarms installed within 300mm of a ceiling fan, near air conditioning vents, or in bathrooms can trigger from airflow or steam.

Aging sensors: alarms more than 10 years old can become erratic. Queensland law requires replacement every 10 years regardless.

If your alarms are nuisancing regularly, The 99 People can inspect all alarms in a single visit and recommend the right fix.
